Upon arrival customer showed location of thermostat and filters which were dirty at this time. When customer showed location of basement system in explained she didn’t need the other filters do to the media filter she has. Also provided customer with benefits of us light to keep system clean. Drain was clear at this time inspected coil which clean and free of debris but system did have rust build up from age. Found blower motor with debris build up. Found condenser coil with debris build up inspected amps on system at this time within range. Not able to properly verify charge with coils being dirty. Customer asked if I could remove debris from some of the floor registers provided options to customer. Which customer approved and registers were cleaned of debris.
Arrived at customers house to complete the maintenance. He stated there hasn’t been any problems with the system and it’s been running like champ. I tested the unit in both heating and cooling. The furnace gas pressures were 1.9 IWC in low fire and 3.5 IWC during high fire. At this time the system is working properly in heating and cooling according to manufacturer specifications.
Arrived at customers house to complete maintenance. Tested the system in both heating and cooling. Everything with the system is working properly according to manufacturer specifications. The only concern is the thermostat was not reading properly when I arrived, I reset the threshold and it is reading properly at this time. Offered an estimate to come back out in a month to check and make sure it is still reading properly, he declined just wants to keep an eye on it. Everything is working properly with this system at this time.
Arrived to the customers home greeted her at the front door. Spoke with the customer about how the system had been performing if they had any concerns at this time. Customer showed me a thermostat location filter, location indoor and outdoor equipment. Completed the maintenance inspection addressed concerns with customer. Completed the maintenance inspection checklist emailed and went over with customer as well. Uploaded pictures and videos collected payment for today’s service. Asked customer if could reach back in a couple days to answer any questions they might have.
Arrived to the customers home and greeted him at the front door. Talked with the customer about the current issue that he was experiencing. Customer showed me upper level thermostat attic location, filter, location and told me where the outdoor unit was located. After completing troubleshooting the system, found a failed blower motor and capacitor and air handler. qouted customer for repair with membership. Excepted quote collected 30% deposit ordered parts with manufacture. Told customer 3 to 5 day leadtime office will call once parts have been received for scheduling.9/18/23 Returned to install blower motor and capacitor that was quoted from service. Removed failed motor and capacitor installed new blower motor and capacitor confirmed system operation and returned system to service

Completed the maintenance inspection. Checklist went over concerns with repair pricing customer after to replace the condenser motor and capacitor today. Uploaded pictures and videos and return system to service.
All wiring is tight and in good condition. The surge protectors are in good condition. The emergency heat is working properly at this time. I cleared the ez trap and drain is flowing properly. The refrigerant pressures are in correct range per manufacturer specifications. The system is working properly at this time. I completed the check sheet and emailed it to the customer. There’s a wooden fence installed to hide the outdoor unit. It is very close to the system. I explained the fence will need to be moved further away from the unit so it can breath properly.
Arrived at customers residence and was greeted by the customer and was lead to the thermostat and found that the thermostat is functioning properly and reset reminder on thermostat at this time.. inspected blower motor and wheel and they are clean at this time. Also inspected evaporator coil and it is clean at this time. Inspected air purifier and filter is dirty and replaced filter with customer purchased filterat this time. Inspected condensate drain and it is clear at this time. Ez trap safety switch on main drain is functioning properly at this time. Inspected CS1 safety switch on secondary drain port and it is functioning properly at this time. Inspected metal drip pan under air handler and it is dry and without any visible defects at this time. Float switch on drip pan is functioning properly at this time.. inspected condensate pump and,it,is functioning properly at this time. Refrigerant lines are tight and neat and Arma flex insulation is intact and without any visible rips te
Arrived at customers house to begin inspection. upon arrival, found gas valve to be turned off. I opened the gas valve and continued. Found lots of water around unit, inside drain Pan, and in furnace. Found that drain did not have proper fall, was not glued properly, and was slammed with gunk. I quoted her to replace entire drain and she wanted to do it. Also found that hole penetrating wall was not sealed and allowing water to get inside of wall, she also wanted to fix that. Also found that there was a huge hole in ductwork because it was not screwed properly. She wanted me to fix that as well. At this time all coils are clean and all repairs are complete.
