Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Wiped down blower motor wheel per contract. Checked blower motor amp draw and found it to meet manufacturer set points. Checked outdoor coil and found it to be clean with no signs of leaks. Checked compressor and outdoor fan motor amp draws and found them to meet manufacturer set points. Checked outdoor capacitor and found it to meet manufacturer set points. Checked pressures with gauges and found them to meet manufacturer set points with current outdoor temperature. Informed the customer of the copper pipe above his water heater. Arrived at customers residence and was greeted by customer and was led to the thermostat and it is functioning properly at this time. Inspected two 20x20x1 filters and they are dirty at this time and replaced both filters with customer purchased filters at this time.Tape and duct work joints are tight and neat and without any visible defects or air leaks at this time. Refrigerant lines are tight and neat and Arma flex insulation is intact without any visible defects or issues at this time. Inspected disconnect and it is tight and neat and is securely fastened to the closet wall at this time. Inspected condensate drain and it is clear and flushed at this time. Inspected condensate pump and it is functioning properly at this time. Inspected evaporator coil and it is clean at this time. Electrical connections are tight and neat to the components and wire nut connections are tight and neat without any visible defects or issues at this time.inspected blower motor and wheel and they are fun
I found the system low on refrigerant. I completed a complimentary refrigerant leak search on the system. I found the leak in the suction service valve. The customer signed for the repair. I ordered the part from the supply house. We will call and schedule a repair appointment when the part arrives. I recovered the refrigerant. I replaced the valve with the new one. I pressurized the system with 400psi nitrogen for 15 minutes. No leaks present. I placed the system under vacuum under 300 microns. I charged the system to manufacturer specifications. The system is working properly at this time.
Completed inspection on system. Electrical connections are tight. Blower wheel and evap coil are clean. Blower motor and heater packs amping within specs. Cleaned and flushed drain line. Ensuring water safeties functioning properly. Unit is level and draining properly. All ductwork is tight and secure. Reassembled system and proceeded outside. Completed inspection on outdoor unit. Electrical connections are tight. Compressor, contractor, cond cap all within specs. Cond fan motor bearings are leaking oil, and loose. Showing signs of wearing out. Washed cond coil. Pressures are within specs of charging chart. All ops are normal at this time.
During my inspection today, I started by looking up in the attic. I found multiple different issues. I got the customer on the schedule for Rob to come out here today. The customer ended up going with a new system for the attic. It will be installed Soon. I got started by turning the system off at the thermostat and made my way to the f urnace. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil,drain line, ductwork, electrical connections/components, flue pipe, gas pressures, heat exchanger, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit coil. The only issue that I found with the system was that there

Refrigerant lines are tight and neat and Arma flex insulation is intact and without any visible defects or issues at this time.inspected 4 inch metal flue pipe and it is tight and neat every joint is attached by 3 screws per joint at this time. Inspected Ez trap safety switch on primary drain and it is functioning properly at this time. Inspected CS1 attached secondary drain port is functioning properly at this time. Gas line is tight and neat and each joint and fitting is tightened and doped properly at this time. Inspected manual gas shut off valve and it is functioning properly at this time. During my inspection today, the customer greeted me at the front door. They then showed me around to the outdoor unit. They explained to me that the outdoor condenser fan motor was not running. I had them turn the system to AC. I went outside and pulled power. I then inspected what I could, and then put power back in the condenser fan motor started running immediately. The compressor was not running though. Upon further investigation, I found that the compressor was out on a high temperature limit. I did not have continuity between run and start. After cooling the compressor down, I was able to get the system up and running. I do not see a reason why the condenser fan motor might be stopping and not working periodically. I am given the customer the option to replace the condenser fan motor seeing as there is a lot of rust on the housing of the motor and it could possibly go down again. Other than this, the system is operating properly and has passed inspection.
