As usual, Hassan did a very thorough inspection and found (in addition to my dirty filters!) a problem with one of the UV air purifiers that we asked them to install. The good news is that the unit is still under warranty; the bad news is that labor is extra. I get that Loving cannot include *everything* in the annual service agreement but don't see this as needing that much time to repair (the install was less than an hour) so Loving is down one star for value ("cost/pricing") but Hassan gets 5!

He was honest in noting I was in critical need of a new hot water heater, which I already new was on the way out, but emphasized it needed a rather swift replacement because of some obvious signs of failure. I appreciated that and his time to be thorough.

The evaporator coil is clean and free of debris. The blower amps are .15 in correct range per manufacturer specifications. I cleared and flushed the ez trap. The condensate pump is working properly at this time. When I was inspecting the airhandler I looked over the water heater since it was next to the system. I found the bladder in the expansion tank has failed and is full of water. The 2 pole contactor that allows power to the heat strips is pitted and has arc marks. I cleaned the condenser coil. The compressor is in good condition and amps are 5.66 in correct range per manufacturer specifications. The condenser fan amps are .57 in correct range per manufacturer specifications. I completed a complimentary refrigerant leak search on the system. No leaks are present. The refrigerant pressures are 190/90 in correct range per manufacturer specifications for the weather. Upon arrival customer showed location of thermostat and filters which needed to be cleaned. When looking at the blower motor found it clean free of debris amping within the correct range at 2.14. Inspected the coil found it clean and free of debris. Inspected water heater which hasn’t been serviced provided options to customer. When looking at the outdoor unit found the system unleveled with insulation missing from the suction line provided options for the customer to fix it. When inspecting compressor amps 5.02 within correct range per manufacture specifications. When inspecting fan amps they were in the correct range at .56. When inspecting capacitor found it failed inspection for the compressor reading 42.6 on a 45.

Upon arrival customer showed me location of thermostat and filters which were clean. When inspecting duct work found dirt build up provided customer with options for that. Inspected and cleared drain to ensure proper flow inspection water heater visually could see rust build customer appointment of flush could see the sediment that came out of the water heater options were provided. The blower motor was amping in the correct range of 1.02. When inspecting coil it was clean and free of debris. When looking at outdoor could smell dog urine on system and can see signs of corrosion. When leak searching had no hits on the coil. Inspected fan found motor oil had leaked out of motor gave options on repair.

The evaporator coil is clean and free of debris. The blower amps are .21 in correct range per manufacturer specifications. The water safeties are working properly at this time. There’s debris inside of the return box. I cleaned the condenser coil. The compressor amps are 6.04 in correct range per manufacturer specifications. The condenser fan amps are .52 in correct range per manufacturer specifications. The refrigerant pressures are 210/105 in correct range per manufacturer specifications. The Contactor is in good condition. The 45/5 capacitor is in correct range per manufacturer specifications. All wiring is tight and in good condition. The system is working properly at this time.
I inspected the vent and found the space under the cabinet is completely open and the water lines are ran right above the vent in the middle of the opening. The customer has two options. Options #1: The customer can open up the drywall in the basement and find the branch line so we can remove and block it off. Option #2: The bottom of the cabinet can be sawed open to gain access to the vent to block it with sheet metal. They would be losing the only supply vent in the kitchen. The customer is leaning towards having the plumber rerouting the lines out of the vent space.
The evaporator coil is clean and free of debris. There was dirt on the drain pan which I cleaned. The blower amps are 1.17 in correct range per manufacturer specifications. The condenser coil is clean. The condenser fan amps are .56 in correct range per manufacturer specifications. The compressor amps are 4.04 in correct range per manufacturer specifications. The 35+5 capacitor is weak on the compressor side. The Contactor is in good condition. The refrigerant pressures are 190/103 in correct range per manufacturer specifications. All wiring is tight and in good condition. The system is working properly at this time. The customer signed for the capacitor replacement and uvphotomax installation. I completed both repairs and tested operation. Installed Ultravation UV Photomax.
