During my inspection today, I found a few things I wanted to bring to the customers attention. First being at the ductwoork was dirty inside the house. I asked the customer if she had ever thought about getting her ducks cleaned and she loved the idea. Unfortunately, we are unable to perform the service for her because Atlantic the cleaning does not come out this far. I didn’t expect it over the entire system, and found two other things are brought to the customers attention first being that the system is not equipped with surge protectors. And then found that the system would benefit from a compressor saving device. I asked the customer if she would like me to install that for her, and she said yes. At this time the system is performing well. I checked the system in both heating and cooling modes.
Upon arrival asked tenant what the system was doing. She showed me the thermostat and garage system. When looking at the furnace found the blower motor with build up along the wheel and back half of the motor. When inspecting the shaft to the blower motor found it failed having play. Inspected the coil found rust do to age but system free of debris. Leaked searched coil found no leaks present. When inspecting the outdoor unit found the coil with debris build up. Leak searched outdoor unit no leaks found at this time. When checking charge on the system did find the system low with 0 sub cooling. Informed customer and customer asked for replacement options took pictures and measurements for manager to provide those options to customer
Upon arrival spoke with customer and explained what we would be doing today. Went to attic system first. Coil was clean, it has been replaced before. Blower is clean. Coil no leaks, system inside is working good but no drain safety’s. Went downstairs. Found coil was frosting up and was rusted and leaking. Showed customer and we called for a territory manager. Blower was clear, heat exchanger checked out good. Went outside, attic outdoor, contacter and capacitor checked out within specs. Fan and compressor checked within specs. Refrigerant pressures are within manufacturing specs. Crawl outdoor, pressures where extremely low, and compressor Megohmed green but is showing a little wear. Got options for customer.
Upon arrival spoke with customer and she explained where everything was. We went to stat and turned system down. Filter was clear and we spoke about there only being one return in the home (20x20) downstairs. Went to indoor, found coil leaking oil, drain line disconnected, and condensation pump failed. Wires all tight. Unit is level. Duct all looks tight. Blower is clear. Went and showed customer the issues I had found and we called Dakota, and he is going to come out tomorrow because it works best for the customer. Started checking over the outdoor and wires and all electrical checked out good. Refrigerant levels checked good and motors checked within specs. Compressor Megohmed green. Disconnect wires are all tight. Called to get pricingfor repairs and sat on hold for over 30 mins. Went over membership and everything with customer, explained when Dakota came out he would have the price of the coil for the customer.
Upon arrival spoke with customer about the issue, customer showed me where the stat was. Turned system on and the fan came on. Went into crawlspace, found no 24v on w or y, not bringing on the heat strips or the outdoor unit when stat was set to bring it on. Blower and coil are dirty and recommend cleaning. Recommend replacement of stat, customer said he would do it himself. Found no leaks on coil at this time. Went to the outdoor unit and turned system over. System has pressure in it. Contacter and capacitor checked within specs. Fan did not come on. Recommend replacement of fan. Over all the system is in alittle rough shape and was speaking to customer and recommended having a design consultant come out and speak with him to give him multiple options.
. Upon arrival customer showed me the water heater and said he wanted it flushed. Flushed water heater. Made sure water heater is clean and working properly. Air handler. Customer showed me the stat and the filter. Filter is clean. Set the thermostat to heat. Went to indoor unit. The evaporator has very little rust. Leak searched the coil and didn’t find any leaks at this time. The blower housing is clean. The blower motor amped at 1.47. Inspected low and high voltage wiring. All wiring is good and tight. The electric heat strips amped at 21.35 and 21.83. The dampers are working properly. Went to outdoor unit. The Refrigerant pressures were 135/488. 55 outdoor and 75 indoor temp. Defrost is working properly. The compressor amped at 7.32. The condenser fan motor amped at .57. Both are within the manufacture specifications and are working properly. . Upon arrival spoke with the customer. She showed me the attic furnace and thermostat and filter. The filters are clean. Set the thermostat to heat and went to indoor unit. Pulled and cleaned the Flame sensor. Reinstalled. Started furnace. The inducer motor is spinning freely and amped at .56. The flue pipe is clear and free of rust. The igniter is in good shape and is working properly. The flame sensor is working properly. The burners are nice and clean. The gas valve is opening correctly and the gas pressures are correct per manufacture specifications. The blower is clean. The blower motor amped at 2.35. This is within the range per manufacture specifications. Inspected low and high voltage wiring. All wiring is good and tight. Inspected heat exchanger. Didn’t find any cracks or holes at this time. Took carbon monoxide readings and didn’t find any. Inspected visible duct work. All duct work is good and tight. The system is working properly at this time but is older and could fai
