All wiring is tight and in good condition. No refrigerant leaks found at this time. The systems are clean and in good condition. All motor amps are in correct range per manufacturer specifications. I prepared a quote to reroute the attic drain line to the opposite side of the house per request. The refrigerant pressures are in correct range per manufacturer specifications. I completed our check sheet for the system. The systems are working properly at this time. The customer signed up for our club membership.
During my inspection today, the customer greeted me at the front door. They allowed me to come inside and they showed me around to all the equipment. They showed me the air filter(s). It was a 20 x 25. They then showed me the thermostat. It was a Honeywell Nonprogrammable. They then showed me the indoor unit and the outdoor unit. I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil, drain line, ductwork(dirty, scheduled cleaning), electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit
Arrived to the customers home and greeted them at the door. Spoke with the customer about how the system has been performing. I’ve had any concerns before starting today’s inspection. Completed maintenance inspection with all cleanings per membership. Completed maintenance inspection, checklist uploaded pictures and videos. With the customer about dryer van cleaning, which was declined for today. Return system to service.
Customer called for annual maintenance. Informed me when I arrived that they didn't want their indoor units done at this time. Checked the outdoor units instead. Checked coils and found them to be clean with no signs of leaks at this time. Checked outdoor capacitors and found them to meet manufacturers set points. Checked outdoor compressors and fan motors amp draws and found them to meet manufacturer set points. Checked pressures with gauges and found them to meet manufacturer set points. Checked compressors with megohmmeter and both are reading bad, too, a video of the reading. Schedule a return trip on April 15 th and informed the customer of the $49 return trip, customer is fine with it and signed the estimate for that pricing.

As well as to make sure that nothing was damaged. I made my way to the outdoor unit. Arrive to the customers home and greeted them about the door. Spoke with the customer about how the system has been performing and if had any concerns at this time. Customer stated that this was their parents home and are getting it ready to go on the market this year. Completed today’s maintenance inspection. Completed maintenance inspection, checklist uploaded pictures and videos. Customer did decide to go with our basic membership while still owning the property. Upon arrival inspected indoor unit which was clean free of debri at this time. Leak searched indoor coil no leaks detected at this time. Blower motor clean amping within manufacturer specifications at this time. No surge protector for the indoor unit provided options for customer. Checked drain line no water safety on drain line was clear of debri at this time. Uv light was operating properly at this time customer could notice a difference. Outdoor coil was clean no leaks detected at this time. Electrical connections clean tight and secured no signs of damage capacitor was in the correct range.
Arrived to the customers home and greeted them at the door. Spoke with the customer and how the system has been performing if had any questions or concerns. Completed maintenance inspection today found no issues or concerns with equipment. Completed all cleanings per membership. Also completed maintenance inspection checklist. Uploaded pictures and videos from today’s service. Went over dryer vent wall cap. Concern customer still not interested at this time. Return system to service.
