Preformed maintenance inspection on heat pump system in an attic. Checked indoor coil and cleaned it per contract. Preformed leak search on coil and didn't find any leaks at this time. Wiped down blower motor wheel per contract. Checked blower motor amp draw and found it to meet manufacturer set points. Electrical connections are tight. Compressor, cond fan, contractor, cond cap all within specs. Washed cond coil. Pressures are within specs of charging chart. All ops are normal at this time.

Arrived at customers residence and was greeted by the customer and was led to the thermostat end it is functioning properly at this time. Customer led me to basement where furnace coil is located began to leak search evaporator coil and And no true evidence of coil leaking at this time. After Leak searching, proceeded to look at outdoor unit and found that system had been overcharged With refrigerant for 410 a refrigerant approximately 2 pounds overcharged. Also found 45 over five capacitor, extremely weak at this time. Also Due to overcharge pressures were extremely high compressor went out on lock Rotor amps. Used customers garden hose to cool down compressor. Remove charge and system is functioning properly at this time. Inform customer that everything is functioning properly at this time. Upon departure thermostat has been set to original customer preference in cool mode. Regular Membership for one system billed monthly.

Manual gas shut off valve is functioning properly at this time. Inspected ez trap safety switch and it is functioning properly at this time. I recovered the refrigerant. I replaced the evaporator coil and exv bulb. I pressurized the system with 400 psi nitrogen for 15 minutes. No leaks present. I placed the system under vacuum under 300 microns. I charged the system with refrigerant to manufacturer specifications. The system is working properly at this time.

4/25/24:Preformed maintenance inspection on basement heat pump. Preformed leak search on coil found a leak on back of the coil. Called office to get Territory Manager to site to confirm. Continued with my maintenance. Wiped down blower motor wheel per contract. Checked blower motor amp draw and found it to meet manufacturer set points. Replace 14x24x1 air filter with customer provided one. Checked outdoor coil and found it to be clean with no signs of leaks at this time. Checked outdoor capacitor and it failed my inspection 35-5 rated reading is 29.01-4.48 mfd. Checked compressor and outdoor fan motor amp draw and found them to meet manufacturer set points. Checked compressor windings with megohmmeter, they were reading yellow ( caution). Checked pressures with gauges and they seem a little low. Confirmed with Rob, when he arrived, of the leak.
