Upon arrival customer showed location of thermostat and basement system. Changed out the filter and pulled and cleaned blower wheel capacitor is in correct range at this time. Did notice on the furnace side where water had been coming through secondary exchanger. The coil is clean free of debris no leaks detected at this time. When going to the outdoor unit found the capacitor on the system failed. Provided options to address customer declined at this time do to price. System charge was within manufacturer specifications returned system to normal operation.
I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil, drain line, ductwork, electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit coil(chemical cleaned). Other technical information is in my check sheet which I have emailed to the customer. only issues I found was that the capacitor I replaced last year had become weak again. I replaced it under the three-year maintenance warranty for the customer. I also found that the crank case heater was popping when getting in contact with water.
Completed inspection on system. Electrical connections are tight. Blower wheel and evap coil are clean. Blower motor and heater packs amping within specs. Cleaned and flushed drain line. Ensuring water safeties functioning properly. Unit is level and draining properly. All ductwork is tight and secure. Reassembled system and proceeded outside. Completed inspection on outdoor unit. Electrical connections are tight. Compressor, cond fan, contractor, cond cap all within specs. Washed cond coil. Pressures are within specs of charging chart. All ops are normal at this time. Customer requested I look over ductwork going into sunroom. Ductwork is intact and insulated. 2 8” supplies go into this room. No return air. Room is completed closed off from rest of house, therefore not able to get proper air turnover. Advised customer that opening the door to the sunroom will increase air turnover. Allowing for better control of temps.
Greeted customer at front door, informed him on what I am doing today. He showed me location of units and thermostat. Preformed maintenance inspection on an A/C system. Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Wiped down blower motor wheel per contract. Checked ductwork and it passed my inspection. Checked blower motor amp draw and found it to meet manufacturer set points. Checked outdoor coil and found it to be clean with no signs of leaks at this time. Checked compressor and outdoor fan motor amp draws and found them to meet manufacturer set points. Checked outdoor capacitor and it failed my inspection. Checked pressures with gauges and found them to meet manufacturer set points with current outdoor temperature. Informed the customer of my findings. He asked me what the capacitor does and enlighten him on the part as well as the 3 year warranty on the part with our contract. He gave me the OK to do the w
During my inspection today, I found that the system was pumping down in the AC mode on the low side of the refrigerant cycle. I turned the system to the heating mode. System was operating properly. This led me to believe that the indoor TXV was not operational. I checked several different ways and they all came to the conclusion that, the TXV was bad. I have given the customer the option to replace the TXV. Ihave informed them that we have to get this part replaced first before I can further diagnose the system. Customer went with the option to replace the TXV. I ordered it from the manufacturer. Office needs to reschedule. (April 25, 2024) Came back today and installed new #Warranty TXV and bi flow filter dryer. I made sure that the system had a 400 PSI pressure test and then a less than 500 µm vacuum which both held for 10 minutes each. After completing this charged the system with 9 lbs. 6 oz. of refrigerant per manufacturer nameplate. I tested the system. Everything is operation

Inspected blower motor and wheel and they are functioning properly at this time. Blower motor has an amp draw of 2.4 amps at this time. Electrical connections are tight and neat to the components at this time and wire nut connections are tight and neat and without any visible defects or issues at this time. Inspected Activtek Eviromental Conditioning System and it is functioning properly at this time. Inspected humidistat and it is functioning properly at this time. She turned them down at this time due to her helping with her daughter's wedding. She wants to be followed up in the fall for the ductwork cleaning.
